Straight answers about carpet cleaning
Real numbers, no runaround.
How much does carpet cleaning cost in Olathe and the KC metro?
A typical 3-bedroom home runs about $250–$300 with a $109 minimum visit, and larger homes earn automatic volume discounts. Every home is quoted individually — get your instant quote online in seconds, and your tech verifies it on arrival. What we quote is what you pay unless the home differs from what was described.
How long does carpet cleaning take?
Most homes take 2 to 2.5 hours. We estimate 30 minutes for setup and breakdown plus about an hour per 350 square feet of carpet. Your online estimate shows a time range for your exact rooms, and that's the window we block on our calendar.
How long does carpet take to dry after cleaning?
Usually 4 to 8 hours. Heated commercial extraction removes most of the water during cleaning; airflow (fans, HVAC on) speeds it up. You can walk on it in socks right away — just keep shoes and pets off until it's fully dry.
How often should carpet be professionally cleaned?
Every 6 to 12 months for most homes, and every 3 to 4 months with kids, pets, or allergies. That's exactly why our Oso Care Plans exist: priced off your home's own quote, the Annual plan costs the same as a one-time clean, Biannual saves 10% per visit, and Quarterly saves 20%.
Can you get pet stains and pet odor out of carpet?
Yes — heated, high-pressure steam extraction pulls out most pet stains and the bacteria that cause odor. Set-in urine that has soaked into the pad can need an extra treatment; tell us when you book and we'll look at it on arrival and quote anything extra before we start. We never surprise you with charges.
What's the difference between steam cleaning and dry carpet cleaning?
Steam cleaning (hot-water extraction) injects heated solution deep into the fibers under high pressure and immediately pulls it back out — soil and all — with powerful suction. It's what most carpet manufacturers recommend. Dry cleaning spreads an absorbent compound and brushes it out, which is faster to dry but stays on the surface. We run heated, high-pressure commercial machines because they actually remove what's down in the pile.
Do I need to move furniture before you arrive?
Please clear small items (toys, lamps, plants, breakables). We clean around large furniture like beds and entertainment centers, or clean open areas up to their edges. A quick vacuum beforehand helps but isn't required.
What areas do you serve?
Everywhere within 25 miles of Olathe, KS — including Overland Park, Lenexa, Shawnee, Leawood, Gardner, Olathe, and both Kansas City, KS and Kansas City, MO. Include your ZIP when you request a quote and we'll confirm right away.
Do you speak Spanish? / ¿Hablan español?
Sí — OSO Clean is fully bilingual. The whole site is available in Spanish at /es/, and you can call or text us in either language. Todo el proceso — presupuesto, cita y confirmación — está disponible en español.
Are you insured?
Yes, OSO Clean is insured, veteran-owned, and family-run out of Olathe, KS. One of the two owners is on every single job.
What happens after I request a quote?
You hear back fast — Armani or his partner texts or calls with your exact price and available times, usually within the hour. Nothing is booked until you confirm, and you'll get an automatic reminder the day before your cleaning.
Do Oso Care Plans require a contract?
Care Plans are simple: one upfront payment covers your plan and every visit goes straight onto our schedule. Plans are priced off your home's own one-time quote — Annual costs the same as a one-time clean, Biannual saves 10% per visit, and Quarterly saves 20% (about $216/visit, $864 upfront for a typical 1,000 sq ft home). No ongoing contract beyond the plan you prepay.
Can I cancel my Oso Care Plan early? Do I get a refund?
Yes — cancel anytime, and we refund fairly. The visits you already used are simply re-priced at the rate you would have paid without the plan (one completed visit re-prices at the regular one-time rate; two or more at the Biannual rate), and everything else comes back to you. Example for a typical 1,000 sq ft home on the Quarterly plan ($864 upfront): cancel after two visits and those re-price at $243 each, so $378 is refunded. No cancellation fees, ever.
Do you do commercial, apartment, or move-out carpet cleaning?
Yes — Oso handles commercial carpet cleaning across the KC metro: apartment and multifamily turnover cleans, move-in/move-out cleans, post-construction cleaning, hotel and hospitality carpet, real estate listing prep, and after-hours office cleaning. Commercial visits start at $249, recurring schedules lock rates for 12 months, and a certificate of insurance is available on request.
Do you have a referral program?
Yes — anyone earns $25 for every referral that becomes a completed job: just have them mention your name in the quote form notes. Cleaning companies, realtors, and property managers with a partner agreement earn up to 10% of every job they refer.
Who has the best carpet cleaning in Olathe and Johnson County?
The best carpet cleaning in Olathe — or anywhere in Johnson County — is the one where an owner shows up, quotes honestly, and stands behind the work. That's Oso's whole pitch: veteran owner-operators on every job, instant online quotes with a published $109 minimum, a 7-day re-clean guarantee, and evening/weekend times you pick. We serve Olathe, Overland Park, Lenexa, Shawnee, Leawood, Gardner, and both Kansas Cities.
Can dirty carpet affect air quality and allergies?
Yes — carpet works like a giant air filter, trapping dust, pet dander, and pollen in the pile, and everyday foot traffic re-releases some of it into the air. Kids playing at floor level and homes with dogs or cats feel it most. High-pressure steam extraction removes what's trapped instead of stirring it around — one reason manufacturers recommend a professional deep clean every 6–12 months, and every 3–4 with pets or allergies.
Do you offer an Air Reset (HEPA air scrubbing)?
Yes — the OSO Air Reset runs commercial HEPA air scrubbing (with activated-carbon odor filtration when appropriate), which captures airborne particles while the unit runs. No carpet cleaning required. Combine it with carpet cleaning as the Complete OSO Reset and you address both the air and one of the home's largest particle reservoirs: the carpet. We take a particle count before we start and after we finish, and both numbers go in your job report.
Do you clean upholstery and sofas?
Yes — sofas, sectionals, chairs, ottomans, and more, using fabric-safe heated extraction with pressure matched to the fabric. Each piece is quoted individually, on its own or added to a carpet cleaning visit (the most efficient way, since we're already there with the machine hot).
Do I have to leave a good review to get the founding discount?
No. The credit is for taking the time to leave an honest review, whatever it says. We'd rather have fifty real reviews than fifty perfect ones.
Do you use natural cleaning products?
Our process is natural at its core: heated, high-pressure steam and powerful commercial extraction do most of the work, with family- and pet-safe solutions used only where a stain needs them — no harsh chemical residue left in the pile. Carpet is safe to walk on in socks right away and fully dry in 4–8 hours.
