For realtors

Your listing photographs Thursday. We can have the carpet done Wednesday night.

  • Priority scheduling — tell us your photo or closing date and we work backward from it
  • Before-and-after photos sized for MLS, sent to you
  • Co-branded client gift certificates you can hand out at no cost to you
  • The owner quotes your job and the owner shows up to it
  • Referral fee, reciprocal referrals, or neither — your call

For property managers

We turn units at night, so the unit is ready in the morning.

  • Vacant units need nobody on site — lockbox or office key access, evenings and weekends
  • Flat per-unit pricing, locked for the term
  • 48-hour turnaround on scheduled turns
  • Time-stamped before-and-after photos on every unit, delivered with the invoice
  • One consolidated monthly invoice, Net 15, ACH autopay
  • Bilingual on site — English and Spanish, owner-level

$25 for every referral that books — up to 10% for companies

Know someone whose carpet needs the Oso treatment? Have them mention your name in the quote form notes (or when we call to confirm). When their job is completed and paid, you get $25 — cash, Venmo, or credit toward your next clean. No limit. House cleaning companies, janitorial services, and contractors with a signed partner agreement earn up to 10% of every job they refer — text us and it takes a day to set up.

The fine print, kept short

  • Referrals must be mentioned before the job is completed — in the quote form notes, by text, or on the confirmation call. We can't apply it after the fact.
  • Referral payouts happen after the referred job is completed and paid.
  • Company partner rates (up to 10%) require an active partner agreement with OSO Clean before the referral. No agreement yet? Text us — it takes a day.
  • One referral reward per job; you can't refer your own job. Program terms may be updated as we grow.
